Octapharma Plasma center, is a plasma collection center where they collect human plasma for further manufacture into life-saving drugs for human use. Octapharma is the owner of a building and roofing project located at 10644 Westlake Drive in Charlotte, North Carolina. Radco was awarded this new construction roofing project through general contractor, Balfour Beatty. The specified roofing system manufacturer, Tremco, was the driving force behind the architectural specification of the roofing system. The project consisted of 3 roof sections: the long term storage (Roof A), the lab refining area (Roof B), and the office area (Roof C). Due to the complexity of each roof section, the systems were designed to follow the FM 1-300 guidelines.
The selected roof system provides a redundant liquid-based system. The penetrations were sealed with the Tremco AlphaGuard and the blocking was sealed with the Alphaguard System, Tremco hot THERMastic asphalt, and composite ply. The 3 separate roof sections consisted of two distinct assemblies. The storage and lab areas (Roofs A and B) were constructed with a structural concrete deck. On Roofs A and B, the Tremco AlphaGuard System provided the redundant waterproofing. The primary Tremco roofing assembly consisted of 2 layers of insulation, tapered insulation, cover board with an initial dry in with Thermastic 80, and Composit Ply, followed by Tremco Type VI three-ply built up roofing plies. The assembly surfacing was the Tremco Rock-it adhesive with white marble aggregate. The office section (Roof C) is a mechanically-attached, totally tapered insulation with Tremco TPA membrane single-ply roofing system.
There were several necessary repairs after the THERMastic asphalt was applied and before workers could assemble the walk pads. Due to the summer temperatures and the low softening point of Tremco Therm 80, the asphalt took longer than normal to set. To meet the construction schedule, other trades were required to continue working and in turn created debris and trackings on the THERMastic asphalt. Additional repairs were required due to the foot traffic from the other trades’ activity.
There are several long term benefits on the selected redundant roofing system. The first is the excellent weatherproofing properties to keep buildings dry. Next, the roof system is easy to maintain and repair, which is good indication of long-term sustainability. Finally, it is designed to perform extremely well in cold weather and also to resist damage caused by chemicals, hail, mold/mildew/fungus and UV degradation.
The final inspection was conducted by the manufacturer, Tremco. Tremco approved a 15-year warranty which consists of roof inspections and limited housekeeping services in year 2, 5 and 10. Radco will also provide their 2-year material and workmanship warranty.
